  • Major appliances should be plugged directly into a wall receptacle outlet. Extension cords and plug strips should not be used.
  • Arc-fault circuit interrupters (AFCIs) shut off electricity when a dangerous condition occurs. Consider having them installed in your home.
  • Use ground-fault circuit interrupters (GFCIs) to reduce the risk of shock. GFCIs shut off an electrical circuit when it becomes a shock hazard. They should be installed inside the home in bathrooms, kitchens, garages, and basements. All outdoor receptacles should be GFCI protected.
  • Test AFCIs and GFCIs once a month according to the manufacturer’s recommendations.

Take a look at your water usage during a colder month, such as January or February. If a family of four exceeds 12,000 gallons per month, there are serious leaks.

Identify toilet leaks by placing a drop of food coloring in the toilet tank. If any color shows up in the bowl after 10 minutes, you have a leak.

My Linda Vista listing had fallen out of escrow, and it was going back on the market in the next couple of days. Fire Pit Fire in Mission Valley?

A Fire Pit Fire Fiasco

The fire happened so fast. One minute we were laughing and having a good time around the roaring fire in the fire pit, and the next thing we knew, the wooden deck was on fire! The firefighters from the Mission Valley Fire Station had the fire contained in no time. Thankfully, the fire damage was minimal, and the fire never had the chance to go past the wooden deck or the side of the house.

According to the Federal Emergency Management Agency (FEMA), severe winds like Santa Ana Winds, thunderstorms, and rainstorms can cause property damage. FEMA offers these suggestions on ways to protect your home from severe winds:

According to the National Fire Protection Association (NFPA), the leading cause of home clothes dryer fires is the failure to clean them. SERVPRO® of Mission Valley East responds to many fire damage emergencies every year and know that even a small fire can cause a lot of damage to a home.

Here are some safety tips from the NFPA to help minimize the chance of having a clothes dryer fire:

  • Have your dryer installed and serviced by a professional.
  • Do not use the dryer without a lint filter.

  • Rigid or flexible metal venting material should be used to sustain proper airflow and drying time.

Kayaking in the wake of a flood in Mission Valley?

I was watching a YouTube video of the flooding that happened in Mission Valley last December. The San Diego River flooded its banks and torrents of water went rushing through the Mission Valley flood plain that just happens to be right smack in the middle of a huge parking garage that is part of the Fashion Valley Shopping Center complex. The San Diego River runs behind this huge shopping mall and although it doesn’t happen very often, the river does flood on occasion making the perfect conditions for San Diegans to get out their kayaks and take them for a paddle down Fashion Valley Road!

The Soggy Wall Blues

I had no idea that my window seal had a leak that was causing hidden water damage to seep into the interior wall behind the washer and dryer units of my Mission Valley home. I also had no idea that my washing machine had been leaking until I was in the process of replacing my old washer and dryer with new equipment. The leak from my washer had been pooling underneath the floor and had destroyed the baseboards and the drywall. I called SERVPRO® of Mission Valley East and they came out and removed the soggy drywall and were able to identify the additional leaking window seal.

They extracted the water and installed air blowers and scrubbers to dry and deodorize the air. Once everything was completely dry, they repaired the leaking window seal, replaced the drywall and baseboards, and painted the damaged area. By the time they were through, my utility room was back to preloss condition!

Inspection Uncovers Urban Encampment

My boss told me to pressure wash a couple of empty shipping containers to get them ready for transport for a customer who was building a house in east San Diego County made from shipping containers “off the grid.” What a great idea! I watch shows on TV where people are living in remote areas and are building houses out of all sorts of materials, so my mind was pondering the many ways a home could be built with these containers when I opened the doors to one and was surprised by what I discovered.

Evidently, at some point in time, some people were living in the container! It was packed full of refuse, empty cans and bottles, garbage and it smelled awful. Commercial Damage Happens When You Least Expect It

I will never forget the day when the overheard emergency sprinklers accidentally went off in our small clinic. Not only did the sprinkler system activate, dousing the nurse’s private office with water, one of the sprinkler system pipes burst in the ceiling, and water was shooting out all over the place, causing a section of the ceiling to come down. What a fiasco!

The receptionist called the City of San Diego Fire Station 45, and called SERVPRO® of Mission Valley East. SERVPRO extracted all the water, set up air blowers and air movers to rid the air of excess humidity, repaired the broken pipe and the sprinkler system, replaced the damaged ceiling drywall, and repainted the ceiling. In less than one week all repairs were completed, and the office looked "Like it never even happened."

It was a typical day. I got up, made some coffee, and was scanning my email messages. I happened to look up and noticed a water stain forming on my ceiling. There was also a really bad odor and I knew it had to be a broken sewage pipe or toilet leak of some kind. According to the National Fire Prevention Association, 4 percent of these fires are caused by lightning and the rest are caused by people. SERVPRO® of Mission Valley East offers these steps to prevent grass fires from harming your commercial property or residence in San Diego:

  • Maintain defensible space around your property
  • Remove all dead vegetation and pine needles from roofs, rain gutters and yard
  • Relocate wood piles to 100 feet away from the home and neighboring property

Cleaning Smoke and Soot Damage in San Diego

Smoke is a mixture of gases and small particles. The small particles are also called ash, and they include soot. Soot is the collection of particles left from incomplete burning of products that contain carbon. These products include wood and coal. Smoke and soot do not destroy materials the way fire does.
